The five-second test
If you are standing under a stain right now, this is the most useful thing on the page.
A dark, damp patch usually means the water arrived recently. A brown stain is worse — brown typically indicates rot, meaning the water has been there long enough to break material down. If the stain is brown, this is not the first time, whatever tonight's weather did.
And the leak is almost never directly above it. Water enters at one point, travels along the deck or a rafter, and drops where the framing lets it.
We publish the price
A roof replacement is $500 per square — 100 square feet of roof. Almost nobody publishes a price at all. We do, because a number you can check before anyone visits is the only way to tell a fair quote from a padded one.
The underlayment is where that shows up most clearly. We use SWR, a premium synthetic water-resistant underlayment, and we supply it at cost — no markup at all. Most contractors mark up materials and never tell you by how much. On the layer that decides whether the deck stays dry once the covering is gone, our margin is zero, and you can price the product yourself against any supplier and check that.
The material and labour figures are allowances that get replaced by real supplier and sub quotes once they exist for your job.
Which means you can put a rough number on your own roof before anyone knocks on your door: squares × $500. Squares are waste-adjusted and rounded up, so a 4,517 square foot roof at 11 percent waste comes out at 51 squares.

Repair or replace? It is not about age
Most people expect the verdict to be about how old the roof is. It is not — it is the condition of the shingle.
A shingle still pliable flexes. It can be lifted, worked under, resealed and laid back down, and it will keep doing its job. A shingle gone brittle cracks when lifted, so repairing around it creates more failure points than it closes.
Two roofs of identical age routinely get opposite answers — one sat under trees, the other baked on an open ridge for fifteen summers. Separately, the Florida Building Code caps a repair at 25 percent of the roof. Past that it is a replacement regardless of what a quote calls it.
As a rough guide, any roof past about twelve years in this climate is worth looking at. And any roof that came through Hurricane Milton or Ian may carry wind damage invisible from the ground — wind often lifts shingles, breaks the seal strip and lays them back down, so nothing looks wrong until the next sustained rain.
Three licences, and why it matters to you

This is not a wall of certificates. Under Florida Statutes §489.113, a contractor must subcontract roofing work unless separately certified in roofing — and a roofing-only contractor has no authority over structural work at all.
So when a tear-off exposes framing that needs rebuilding rather than replacing, a roofing-only crew stops there and you go looking for a second contractor with your roof open. Holding both licences means neither half of the job gets handed to somebody else.

How your money is handled
Two things worth knowing before you talk to anyone, ourselves included.
The material deposit is written directly to SYL Roofing Supply — not to us. It is credited against your contract price and pays for materials delivered to your property. There is no version of that arrangement where the money leaves with a truck.
The balance is due on completion and after the final inspection passes — not before it. Check that wording on any contract you are handed, because "due before final inspection" is common phrasing and it quietly moves the risk onto you.
Up to 3 sheets of OSB decking are included, which puts a number on the most common mid-job surprise in this trade before the crew is on your roof rather than after.
The underlayment question nobody asks
If you take one question into every quote you collect, make it this one.
Underlayment is the waterproof layer between your shingles and the deck. It is what actually keeps water out when a shingle lifts, and it is invisible the moment the roof is finished — which is exactly why it is the easiest place to save money without you ever finding out.
Florida Building Code 905.1.1's most protective method is full self-adhering membrane across the entire deck, to ASTM D1970. That is our standard build, not an upgrade line.
And here is what makes it checkable rather than a claim: Lake County requires the method used to be declared on a notarised affidavit that becomes part of the permanent inspection record. Whatever a contractor installs ends up on a sworn public document either way.
So ask: which 905.1.1 method, and across how much of the deck?
If someone turns up at your door
One minute of work protects you from most of what goes wrong in this trade, and it applies to every contractor who quotes your roof.
Ask for the licence number. Not the company name, not a business card, not a sign on a truck — the number. Then look it up on the Florida DBPR public register and confirm three things: that it exists, that it is current, and that the name on it matches the person standing in front of you.
A legitimate contractor gives you that without hesitation, because it is the thing that proves they are what they claim. Hesitation at that question is the whole answer.
This matters most after a storm, when people you have never met start arriving in the neighbourhood offering to fix roofs. Some are legitimate contractors working extra hours. Some are not, and the ones who are not are very good at the first ten minutes of the conversation.
Two other things worth knowing while your roof is open: a deposit written directly to a supply house rather than to a contractor is materially safer, because the money buys materials that arrive at your property. And any agreement worth signing survives being read tomorrow — urgency about a signature is about the signature, not about your roof.

What a Lake County job actually involves
Local specifics, because they change what you should expect rather than just sounding local.
Permits are auto-issue. Residential re-roof permits in Lake County generate their fees and issue on submission — no plan-review queue. The exception is a property in a flood zone, which requires additional review first.
A Notice of Commencement must be recorded and certified; Lake County's checklist sets that at a job value over $5,000. We prepare it, the owner signs and records it. Most homeowners have never heard of it until a job stalls because it was not filed.
The county inspects the paperwork as much as the roof. Printed progress photographs are required — sheathing re-nailing, underlayment, purlins or insulation — each with a ruler in frame to verify fastener spacing and overlaps. Plus a notarised scope-of-work affidavit and Florida Product Approval documentation for every product used. All of it becomes part of the permanent record.
So when a crew photographs everything with a tape measure in the shot, that is the standard being met. A crew that is not doing it is telling you what the final inspection will look like.

Why the cheaper quote is cheaper
The honest answer is that nobody can tell you from a distance, including us. A lower number is not automatically a worse job — sometimes it is a simpler roof, a shorter drive, or a smaller operation with less overhead.
But the difference is almost never in the headline figure. It is in what the quote quietly leaves out. Four questions cover most of it:
- Which underlayment method, and across how much of the deck? The invisible layer, and the easiest place to save money without you knowing.
- How many tear-off layers are included? "Full tear-off of one existing covering" is a specific commitment. Some roofs have two.
- Is decking included, and how much? Bad wood is the most common mid-job surprise in this trade, and it is discovered when your roof is open and your leverage is gone.
- Is the wind mitigation report in there?
When a cheap quote does go wrong, it fails the same way every time: change orders during the job, callbacks afterwards, and a warranty that turns out to be worth less than it sounded. Usually all three.

What is actually included
So a quote from anyone else can be set against it line by line:

Transferable matters more than people register at signing: it survives the sale of the house, so it is worth something to a buyer rather than expiring with your ownership.
The honest exclusion is unknown and hidden damage — nobody can assess every sheet of decking beneath intact shingles without removing them. That is a physical fact, not a loophole, and a contractor quoting a firm all-in number without that caveat is either padding to absorb the risk or preparing a change order.

Common questions
How much does a new roof cost in Central Florida?
$500 per square. A square is 100 square feet of roof, waste-adjusted and rounded up. You can estimate your own before calling anyone. The SWR premium underlayment inside that price is supplied at cost, with no markup.
Do I need a repair or a replacement?
It depends on whether the shingles are still pliable or have gone brittle, not on the roof's age. The building code also caps a repair at 25 percent of the roof — past that it is a replacement whatever the quote calls it.
Is a brown ceiling stain serious?

Will a new roof lower my insurance?
We cannot tell you that, and be cautious of any roofer who does. Every replacement includes an updated wind mitigation report documenting the roof's features. What your carrier does with it is entirely their decision under your policy.
Do you do anything besides roofs?
Yes. The building contractor licence covers construction, remodelling, additions, kitchens and bathrooms, garages, pole barns and metal buildings, and the inspector licence covers home, 4-point, Citizens and wind mitigation inspections. Roofing is what we do most and best, but when a roof job turns structural the answer is in the same building.
How long is a quoted price held?
30 days. Supplier price-increase notices arrive monthly through hurricane season, so a longer hold would be a promise we could not keep. We would rather tell you that up front than quietly re-quote you later.
