If water is coming in right now, call rather than filling in anything. That is an emergency, and it is handled differently from an estimate request.

What to say when you call

Nothing is required, but a few details make the first conversation useful rather than exploratory.

If you have none of that to hand, call anyway. The roof will tell us most of it.

The four reasons people call

Something is leaking. The first move is the phone — before climbing anything, before buying a tarp, and before waiting for the rain to stop. See roof repair or, if it is active, emergency roof repair.

You want a price. A free written estimate with the arithmetic shown rather than a single figure on one page.

You do not know how bad it is. The $30 roof report gives you a measured written assessment with a condition score, photographed findings, an estimated remaining life and a recommendation of repair, monitor or replace.

You have a quote from somebody else and cannot judge it. Send it over. We will review it and write back, free, and you do not need to be considering us. That last one is the most useful call most homeowners never think to make.

Where we work, and where we do not

We serve Lake, Orange, Osceola, Seminole, Polk, Volusia and Hernando counties from Clermont.

Real distances from our door, so you can judge rather than trusting a coverage map: Minneola 2 miles, Groveland 5, Winter Garden 11, Orlando 24.

The service area is drawn at roughly 80 driving miles from Clermont. Beyond that we say no, because a same-week callback stops being something we can honestly commit to — and a callback is the part of a roofing relationship that actually matters. Being told no by a contractor who is straight about their range is better than being told yes by one who will not turn up.

Clermont is home. Same-day local service here is a drive down the road rather than a marketing claim.

The seven counties, in plain terms

Lake County is home. Clermont is our base, and Minneola, Groveland, Mount Dora, Eustis, Leesburg and Tavares are all comfortably inside the radius where same-day is genuinely possible rather than aspirational. Lake County Building Services is in Tavares, and re-roof permits here are auto-issue — details on the Clermont page.

Orange County covers Orlando at 24 miles, plus Winter Garden, Apopka, Windermere, Ocoee, Maitland, Winter Park and Pine Hills. Dense, varied housing stock and a lot of roofs at the age where the question starts getting asked.

Seminole County — Sanford, Longwood, Altamonte Springs, Lake Mary, Oviedo, Winter Springs, Casselberry. Further out than Orange but well within range, and mature tree cover here changes what a roof deals with.

Osceola County — Kissimmee, St. Cloud, Celebration, Buena Ventura Lakes, Poinciana. A lot of rental and investment property, which usually means a decision-maker who is not standing in the house.

Polk County — Davenport, Haines City, Winter Haven, Auburndale, and the western edge of the region.

Volusia County — Deltona and the surrounding area, at the outer edge of what we can commit to properly.

Hernando County — Brooksville, also at the edge.

We do not maintain a separate page for every town, because a page per town with the name swapped is not local knowledge, it is a template. What is genuinely local — permitting, inspection requirements, terrain, storm history — sits on the Clermont page and applies across Lake County.

What we will tell you no about

Worth being explicit, because it saves everyone a call.

Outside roughly 80 driving miles. We will say so rather than take the job and become unreachable when something needs revisiting.

Insurance claim handling. We document conditions and prepare scopes. We do not file, negotiate or settle claims, and we cannot tell you what your carrier will decide.

A replacement you do not need. Our written reports carry monitor as a legitimate recommendation, and it gets used. If the shingles are still pliable and the damage is within the code's 25 percent repair threshold, a repair is the honest answer and that is what you will be told.

A price on the phone that we cannot stand behind. A rough figure, yes — squares times the rate, and you can do that arithmetic yourself. A firm number without measuring pitch, layers, decking condition, low-slope sections and access would be a guess presented as a quote.

A response time. Covered above, and we would rather disappoint you now than at 9pm during a storm.

What happens after you get in touch

Plainly, and without inventing a timeline: we answer, we take the details, and we get moving.

We will not publish a number of minutes, and you should be sceptical of anyone who does — particularly after a storm, when every roofer in Central Florida is fielding calls at once. A published response time is a promise made before knowing where you are, what the weather is doing, or what is already in progress.

What we do commit to is that the call is answered by someone who can act on it, and that you are told what to expect rather than left waiting on a figure nobody can keep.

For an estimate, the roof gets measured properly and the written estimate follows. For a report, the inspection happens on site and the write-up follows afterwards, because writing it up properly is the point. Neither is handed over on a doorstep as a verbal verdict.

If someone turns up at your door

One minute of work protects you from most of what goes wrong in this industry.

Ask for the licence number. Not the company name, not a business card, not a magnetic sign on a truck — the number. Then look it up on the Florida DBPR public register and confirm three things: that it exists, that it is current, and that the name on it matches the person in front of you.

A legitimate contractor hands that over without hesitation, because it is the thing that proves they are what they claim. Hesitation at that question is the entire answer.

Ours are CBC059592, CCC1327217 and HI4878, displayed on every page of this site as Florida requires.

As for us: Timothy Parks Roofing & Construction is a BBB Accredited Business with an A+ rating. Accreditation is not automatic — it is applied for, reviewed, and withdrawn if a company stops meeting the standard. Forty-six years in Central Florida and an A+ on file is a different proposition from a magnetic sign that appeared in your street the week after a hurricane.

It matters more than most people realise. Under Florida Statutes §489.113 a roofing-only contractor cannot legally perform structural work — so if a tear-off exposes framing that needs rebuilding, their certificate stops at the edge of the problem. The licence number tells you what somebody is permitted to do. The name on the truck tells you nothing.

On insurance enquiries

A significant share of calls involve a carrier, so the limit is worth stating before the conversation rather than during it.

Timothy Parks Roofing & Construction, Inc. is a roofing contractor, not a public adjuster. We inspect roof conditions, provide documentation, and prepare repair or replacement scopes. We do not file, negotiate, adjust or settle insurance claims. Coverage, deductible, payment and premium-credit decisions are made by your insurance carrier under your policy. Homeowners are responsible for the deductibles required by their policy — TPROCO does not pay, waive, rebate or compensate insurance deductibles. Filing false, incomplete or misleading insurance claim information can constitute insurance fraud under Florida Statutes §817.234.

We can document what is on your roof thoroughly and provide that record. What happens with it is between you and your carrier.

Finding us, and what the office is for

We are at 614 E. Hwy 50, Suite 101, Clermont — on the main east–west route through town, so it is easy to find and easy to park at.

Being straight about what the office is: it is where the business is run, not a showroom. There is no display of shingle samples to browse on a Saturday. Roofing decisions happen at your house, on your roof, with your measurements — not across a desk looking at a colour chart.

You are welcome to come in, and some people prefer to. If you are bringing a quote for review, or paperwork from a carrier, or a stack of photographs, sitting down with it is often faster than describing it on the phone. Call first so somebody is here rather than out on a roof.

For everything else the phone is faster, and for anything urgent it is the only sensible option.

When to call, and when it is genuinely urgent

Call now if water is coming in. Do not wait for the rain to stop — that is the single most expensive habit we see. The water is going through your insulation, drywall and framing while you wait, and by the time the weather clears a roof leak has become a moisture problem in the structure. Those are two different jobs with two different costs.

Calling during the rain does not mean anyone walks a roof in it. It means the details get taken and the response gets organised rather than improvised afterwards.

Call soon if you have seen a stain, even a small one, and especially if it is brown rather than dark and damp. Brown typically indicates rot — the water has been there long enough to break material down, which means this is not the first time.

Call whenever if you are planning. Researching is a legitimate answer to "what is your timeline", it gets the same estimate as ready-now, and nobody will chase you afterwards. Knowing your real numbers early is most of the value, and there is no version of this where being informed sooner costs you money.

Call before you sign anything with anyone. The free quote review exists precisely for that moment, and it is the call most homeowners never think to make.

Who you are dealing with

Timothy Parks has been self-employed in construction for 46 years and holds all three licences above personally.

Longevity on its own proves nothing — plenty of businesses last a long time without improving. What four decades of running your own jobs actually produces is narrower and more useful: you have seen the same failure enough times to recognise it before it becomes obvious, and you have been wrong in front of a customer and had to go back and fix it at your own cost. That second one tends to make people careful about what they promise.

Common questions

What is your phone number?

407-383-9118. Timothy Parks Roofing & Construction, Inc., 614 E. Hwy 50, Suite 101, Clermont, FL 34711.

What areas do you cover?

Lake, Orange, Osceola, Seminole, Polk, Volusia and Hernando counties, from Clermont. The line is drawn at roughly 80 driving miles, because beyond that a same-week callback is not something we can honestly commit to.

How quickly will someone get back to me?

As soon as we can, and we will not invent a number. After a storm every roofer in the region is taking calls at once. What we commit to is that the call is answered by someone who can act on it and that you are told what to expect.

Can I send you a quote from another contractor?

Yes, and it is free. You will get a written note on what it covers, what it does not, and which lines are likely to move once work starts. You do not need to be considering us to use it.

How do I check your licences?

Look up CBC059592, CCC1327217 and HI4878 are the licences held. They are displayed on every page of this site.

Do I have to agree to texts and calls to get a quote?

No. Consent is not a condition of purchase. You can decline phone and SMS contact and still send an enquiry — we will reply by email — and it does not affect your quote.

Water is coming in right now. What do I do?

Call rather than filling anything in. Then move what you can out from under it and photograph everything before you move it. If the ceiling is bulging and holding water, a small hole at the lowest point drains it in a controlled way instead of letting a section come down at once. Do not go onto a wet roof — more people are hurt in the hour after a leak starts than by the leak itself.

Can I visit the office?

Yes, though call first so somebody is there rather than out on a roof. It is where the business is run rather than a showroom — there are no shingle samples to browse. If you are bringing a quote for review or paperwork from a carrier, sitting down with it is often faster than describing it over the phone.

Do you work outside those seven counties?

No. The line is drawn at roughly 80 driving miles from Clermont, because beyond that a same-week callback stops being something we can honestly commit to — and the callback is the part of a roofing relationship that actually matters.

I am a landlord or managing a property I do not live in. Does that change anything?

Only in who signs. We will ask whether you are the owner or authorised to make decisions, because it determines whose signature the paperwork requires and who needs to be present. A great deal of what we do in Osceola and Orange counties is rental and investment property.

What are your hours?

The phone is the reliable route during working hours, and emergencies are handled outside them. We deliberately do not publish an availability claim we cannot stand behind on every day of the year — if you have water coming in, call and find out rather than reading a badge on a website.
